Buying a Home – It’s a Big Step

So, you’re ready to buy a home. 

With a list of questions as long as your arm – “Where do you start?”

Many folks start by investing web sites, paging through MLS statistics, and perhaps visiting a few open houses.  Others start with their loan officer, making sure their credit is where it should be and discovering their buying power. Some choose an agent immediately to capitalize on a professional’s expertise. 

Whatever your method, some basic criteria to consider follows.

RESEARCHING THE NEIGHBORHOOD

Our brokerage issues a document entitled the Arizona Department of Real Estate BUYER ADVISORY.  In fact, it’s part of the contract package you will sign when making your offer. At first glance it seems intimidating, but it is nicely laid out with a table of contents.  Here are some of the high points:

  • Common Documents a Buyer Should Review (Contract, Title, Inspections, etc)
  • Common Physical Conditions in the Property (Mold, Flood plains, etc)
  • Conditions Affecting the Area Surrounding the Property (like airport flight paths, crime stats, etc)
  • Other Methods to Obtain Information (Ask the neighbors!!)
