CMA stands for Comparative Market Analysis, and when selling your home, studying the comparables of your area or neighborhood is crucial for marketing strategy. A buyer's agent will also pull up comps for the area as well, so they are a vital part of both sides of a real estate transaction.
Several features of your home come into play, these are some of the most basic:
- Area and neighbors
- Size; bedrooms and baths, acreage
- Amenities
- Views
All of these factors contribute in deciding price, or better yet; Market Value
